Plaza Pelangi Reinstatement Works

A commercial unit at Plaza Pelangi underwent a full reinstatement after the previous tenant ended its tenancy. 91 Design & Build was engaged to dismantle the existing fit-out and return the unit to the mall’s required handover standard.

The reinstatement works were completed within 21 days, including dismantling, removal, make-good and repainting works while coordinating closely with the mall’s operational requirements.

Construction details

Scope of work

Full commercial reinstatement works covering the dismantling and removal of the existing F&B fit-out, including partitions, ceilings, floor finishes, cabinetry, fixtures, fittings, electrical installations, glass and aluminium works. Wall surfaces and affected areas were made good and repainted, with demolition debris cleared from site. Existing air-conditioning ducts, FCUs and sprinkler systems were retained as required by the mall.

Project considerations

The project had to be completed within a strict 21-day programme while working within an operating shopping mall.
Demolition and removal works had to be coordinated around mall requirements, including restricted working hours, designated access and disposal routes, loading bay and lift usage, noise control and mall management inspections.
The works also had to be completed within the required handover timeline so that the unit could be formally returned to the landlord.

Construction approach

91 Design & Build managed the reinstatement works from dismantling through to final handover.
The existing fit-out was systematically removed, including partitions, ceilings, floor finishes, fixtures, fittings, electrical installations and other tenant-related works. Existing M&E elements required by the mall, including the air-conditioning ducts, FCUs and sprinkler system, were retained.
After the removal works, affected surfaces were made good and repainted before the unit was prepared for landlord inspection and handover.

Completed outcome

The unit was fully cleared and reinstated to the mall's required handover standard within 21 days.
The completed works left the former SDS Bakery & Cafe premises ready for handover, with tenant-installed fit-out elements removed, affected surfaces made good and retained building services kept in place as required.
